Ask most out-of-town buyers about Newberry and they’ll tell you what a spreadsheet told them.
I can tell you what it’s like to own here. I finished a full renovation on a house in Newberry and kept it. It’s rented out today. I know the drive up I-26, I know what it takes to get work done in a smaller county seat, and I know what a house here costs to keep up when you’re the one paying the bills.
That matters if you’re looking for cash buyers in Newberry SC, because the person across the table should understand the town as well as the math.
I’m Ben Lovro. Lexington is home base, Cash Property Offers is the company I buy through, and Newberry County sits inside my regular buying area. This page is for people who own property in Newberry and want an honest read on a direct sale.
Why Newberry owners reach out
Every situation is different, but a few patterns come up again and again.
- You inherited the house. A parent’s place near downtown, full of furniture and memories, and nobody in the family lives close enough to manage it.
- You’re a landlord who’s finished. Maybe your tenants follow the Newberry College calendar and you’re tired of the turnover. Maybe you’re just ready to stop.
- The house needs more than you want to put in. Roof, HVAC, plumbing, a foundation question. You’d rather sell as-is than manage a renovation.
- You own land in the county. Newberry County sits between the Lake Murray and Lake Greenwood region, and there’s rural ground across it. Rural tracts, including tracts with a mobile home already sitting on them, are part of what I buy.
Who I buy from
I want to hear from owners of record, heirs and personal representatives, licensed agents with as-is, estate or tenant-occupied listings, investors who already hold title to a Newberry property, and JV partners whose roles are already in writing. The who I buy from page has the details.
How a direct sale with me works
Here’s the process, start to finish.
First, a conversation. You tell me about the property and what you need. Timing, belongings left behind, a tenant in place, a sibling who needs to sign. I listen before I say anything about value.
Then, a walk-through. I look at the house with a repair sheet: roof, crawlspace, electrical, plumbing, HVAC, then the finishes. On land, I look at access, survey lines, low ground and whether septic is realistic.
Then, the math, out loud. I pull sold comps that match your property and estimate repairs line by line. Then I start from what the house would sell for fixed up, subtract the repair estimate, subtract what it costs me to carry and resell it, and subtract the margin that makes the risk worth taking. You see every piece.
Then, your call. If the number works for you, we sign and a South Carolina closing attorney takes it from there. If it doesn’t, you’ve lost nothing but a conversation.
What makes a property a fit
A direct sale to an investor usually fits when the house needs real work, when you’re managing from a distance, when a tenant situation is complicated, or when an estate needs a clean, documented exit.
A direct sale is rarely the best fit for a house that’s updated, vacant and ready to show. That house usually belongs on the open market with a licensed agent.

If you have a Newberry contract but not the deed
This part is for wholesalers and anyone acting as an unlicensed go-between.
Governor McMaster signed a revised Real Estate Practice Act in May 2024, and the statute now spells out what wholesaling means. The Real Estate Commission’s advisory opinion from November 2024 reads that definition broadly. Put simply: if you control a Newberry house by contract, pitch it to a different buyer before the deed is in your name, and expect to be paid when you hand off your position, the Commission may treat that as brokerage, which needs a license. The Commission includes social media, email groups and verbal communication as marketing.
Before you send me a Newberry property you don’t own, read how South Carolina’s wholesaling law works and get advice from an attorney who practices real estate law in this state. My own rule is simple: my name goes on the deed, I take counsel’s advice, and I’d rather lose a deal than cut a corner.
